Your Swearingen team specializes in negotiating medical leases including rents and other Landlord charges.  Our understanding of lease terms and market data gives us the leverage to help reduce rent and limit many “add-on” charges from the building owners.

2. You're a Dallas-based real estate company. How can you do business nationally?

Swearingen completed 1400 transactions in 40 states in 2015. Our research team performed over 1000 market surveys throughout the US. Swearingen purchases and analyzes comprehensive national databases to compile these surveys. They help provide options for relocation as well as valuable information for re-negotiating options or current lease terms.

3. You're not an attorney so how can you negotiate a lease document effectively ?

Understanding lease terms and negotiating on your behalf is our ONLY business. We carefully review each document and suggest changes that can lower your rents and occupancy costs. We often work with our clients’ attorneys.

4. How can you help me if I still have years left on my lease?

Landlords may be willing to re-trade existing leases if there is something that the Landlord needs, such as taking back space or an extension of your lease.

5. What if I have an option in my lease with stated rent?

We can renegotiate in those situations. Market conditions change and Landlords usually want to renew - even at less rent.

6. What do you charge? Can’t I save money if I go directly to the landlord? Will I save the commission?

There is always a commission paid on a new lease or renewal. The building’s management company always charges a fee for the lease or renewal or they pay it to YOUR broker. You always want to be represented by someone who only represents YOUR interests.

7.  What if I need build-out and I'm in the middle of my lease?

We frequently discuss obtaining build out dollars during your lease, at a very low cost, to help prevent you from investing additional cash in the Landlord’s building.

8. I have many friends that are in the commercial real estate business. Why should I use you ?
